Fake GPA used to transfer Rs 14-crore plot in Gachibowli; Ranga Reddy joint sub-registrar booked

Hyderabad: The Cyberabad Economic Offences Wing (EOW) has filed a criminal case against Ranga Reddy District Joint Sub-Registrar K Madhusudhan Reddy and five others for allegedly facilitating the illegal registration of prime land in Gachibowli using forged documents.
The case was registered based on a complaint filed by RV Ramana Kumar (65), a resident of Ghaziabad, Uttar Pradesh, who owns a 700-square-yard plot in Survey No. 91 of the Telecom Employees Cooperative Housing Society, Gachibowli.
What is the case about?
The land, purchased in 1987, is presently valued at around Rs 14 crore, the complainant stated. Ramana Kumar, who occasionally visits Hyderabad to monitor his property, recently applied for an Encumbrance Certificate (EC).
To his surprise, the certificate showed the land had been transferred to a person identified as Chittineni Shekhar Babu.
Forgery trail leads to fraudulent registration
Following the discrepancy, the complainant initiated inquiries and reportedly discovered that one Srikanth Chiguluri of Karmanghat had created fake ownership records and fraudulently obtained a General Power of Attorney (GPA) for the plot.
The forged GPA was allegedly used to execute a sale in favour of Shekhar Babu.
Despite the property being listed under restricted and prohibited categories, Joint Sub-Registrar Madhusudhan Reddy allegedly approved the registration and processed the documents without verification.
Six accused named in FIR
Based on the findings and documentary evidence submitted by the complainant, the Cyberabad EOW registered a case against the following individuals: K Madhusudhan Reddy (Joint Sub-Registrar, Ranga Reddy), Srikanth Chiguluri (alleged key conspirator), Chittineni Shekhar Babu (beneficiary of the illegal sale), Thakur Nikhil Singh, Mudigonda Ramesh and GVSS Kumar.
The investigation team has begun verifying the registration trail, signatures, and digital records used during the land transfer.
Investigation underway
Officials said the case falls under cheating, forgery and criminal conspiracy provisions, and further action will be taken based on document analysis and custodial questioning. More persons linked to the transaction may be summoned as the probe progresses, the police said.
