3 held for cheating Narsingi realtor of Rs 3 crores using forged documents

Hyderabad: The EOW (Economic Offence Wing) officials of Cyberabad Commissionerate and Narsingi police busted a gang of three members cheating people by forgery of validation documents.
The arrested have been identified as Patti Srikantha Rao (54), Patti Premalatha (38) and Darshanam Shivaraj (45). They are residents of Gandipet, Ranga Reddy district. The case came to light after a realtor Chilakala Srinivasa Rao (45) filed a complaint that the three had cheated him of Rs 3.13 crores.
Case details
Patti Srikantha Rao is a resident of Narsingi village. In the complaint, Srinivasa Rao said that Srikantha, along with his wife Premalatha, and Darshanam Shivaraj cheated the realtor, who runs Surya Developers to the tune of Rs 3.13 crores by promising to register the development agreement-cum-GPA (DAGPA) for the development of 30 plots in Narsingi.
The land was allotted in 1982 for establishing poultry farms for the beneficiaries. Srikantha Rao and others convinced Srinivasa Rao that in 1982 they were allotted plots in Narsingi to establish poultry farms for their livelihood after locking the land for 10 years after which they could develop them into residential plots etc.
They also claimed that they had NOCs for some plots and NOCs were awaited for others and they are the owners of such plots. By saying that they made unregistered DAGPAs with Surya Developers for the development of residential flats and villas in 30 plots and took Rs 3.13 crores from the complainant stating that they would register the DAGPA later.
However, they failed to register the DAGPA and the complainant insisted on the return of his payment. Srikantha Rao issued two cheques but they were dishonoured due to insufficient funds in his bank account. They also prepared false validation documents as registered in the Ranga Reddy Registrar's office and gave them to the complainant for the registration of DAGPA.
Narsingi police registered the crime under sections 420, 406, 464, 467, 468 and 471 IPC and later transferred to EOW PS for further investigation.
