Auro Kohinoor: TGRERA slams Auro Realty for sale deed delay, sets 15-day deadline
The order came after the buyer alleged that the company was demanding additional payments and delaying the execution of the agreement

Hyderabad: Telangana Real Estate Regulatory Authority (TGRERA) has directed Auro Realty Private Limited to execute a sale agreement with a homebuyer within 15 days.
The order came after the buyer alleged that the company was demanding additional payments and delaying the execution of the agreement.
Complaint over additional payment demand
The complainant, Sanjeev Mattoo of Gachibowli, Hyderabad, approached TGRERA stating that he had booked a flat in the proposed “Auro Kohinoor” project at Khanamet in Serilingampally mandal.
According to the complaint, the flat price was fixed at Rs 2,34,13,851, including GST. The company’s representative, Malik, had informed him that a preliminary sale agreement would be executed upon payment of 10% of the total cost.
Acting on this assurance, the complainant paid Rs 23,41,385. However, after filling in the required details in the draft sale agreement document, the company allegedly demanded an additional Rs 45 lakh in cash.
The complainant stated that execution of the sale agreement was necessary for him to secure a home loan to pay the remaining amount, but the company refused to proceed.
Builder’s version
In response, Auro Realty contended that no payment had been made in the name of the complainant. Instead, the payment was allegedly made under the name of Bright Safari, owned by Nancy Mattoo.
The company further stated that the actual cost of the flat was Rs 2,81,38,845, with 5% GST applicable over and above this amount.
RERA’s order
After hearing both sides, TGRERA directed the developer to execute the sale agreement in the name of the complainant. The authority ordered that the agreement must be completed within 15 days from the date of the order.
The ruling reinforces the regulatory authority’s stance on ensuring transparency and protecting homebuyers from delays and arbitrary demands by developers.
