Hyderabad: Residents of Shapur Elite County, Gajularamaram, denied the allegations levelled by one of their flat owners about the failure of the SS Constructions in providing amenities to them despite collecting an additional amount of Rs 3.5 lakh from each flat owner.

What were the allegations?

Ashok Kumar Das, one of the residents of Shapur Elite County, alleged that the builder promised to provide amenities such as a gym, a function hall and a play area for the children. However, when the promised facilities were realised, they were completely different from what was promised. Apart from that, the builder also constructed a penthouse on the fifth floor of the apartment, which is a total violation. He also alleged that the builder was utilising the penthouse to host booze parties for his friends.

However, taking a serious note of the allegations levelled by Ashok Kumar Das, Naresh Alapati, who is also one of the flat owners and a society member, told NewsMeter that Ashok Kumar has not only ignored the voices of most flat owners but has also damaged the reputation of our community and residents and caused unwarranted panic among potential buyers and property owners.




Shapur Elite County in data

Informing the background of Shapur Elite County (SEC), Naresh Alapati said that SEC is a gated community of 100 flats developed by SS Constructions, with a peaceful and vibrant resident community. At the time of agreement, the builder transparently collected Rs 3.5 lakh per flat (from 90 per cent of owners) for community amenities such as a function hall, gym, children’s play area, Manjeera water connection and 4-wheeler parking (8ft x 10ft).

This collection was completely transparent, and the builder kept open communication throughout, Naresh said. The builder provided the promised amenities such as a fully operational function hall, a fully equipped gym with music system, a children’s play area, Manjeera water connection and four-wheeler parking with sizes larger than committed.




Additional requirements were also provided

Elaborating further, Naresh said that all amenities were constructed in accordance with residents’ confirmation, both in terms of location and space allocation. Every structure, including the function hall, gym, play area and parking arrangements, was finalised only after mutual agreement and acceptance by the residents, ensuring transparency and satisfaction across the community.

Additional contributions were also made on residents’ requests, which were not part of agreement, such as 100 chairs for the function hall, a shed for generator, dewatering pump for cellar, lighting around the building, standby water pump and financial aid for community celebrations (Rs 20,000-Rs 30,000 for Ganesh Utsav, Ramzan, Christmas etc). So far, around 10,000 litres of Manjeera water has been supplied daily until the pipeline was connected, he said and added that a third bore was installed due to chemical content in the earlier two.

Naresh also said that the builder has also provided all maintenance support for minor civil and electrical issues, a cabin for security, external painting works, Rs 10,000 corpus for each newly sold flat, bearing full society formation cost and plastering of the compound wall. “Though there were minor delays due to GHMC approvals, all amenities are now fully functional and in use, approved by the SEC Cultural Association and verified by residents,” he said.




Clarification on the penthouse

Naresh said that the residents have been holding mutual discussions and meetings regarding the use of the penthouse area.

The collective proposal, currently under discussion, is to contribute the penthouse space towards common usage, particularly to expand the existing function hall for the benefit of all residents. No individual ownership has been claimed, and the matter is being handled transparently and democratically within the community.

No grievance was filed with the committee

Naresh further said that Ashok Kumar never filed any grievance with the committee before going to the media. Ashok made unfounded accusations about black money, threats and tax fraud and publicly named and defamed innocent residents like SEC association president Siddique without evidence. Naresh even said that Ashok spread panic about illegal constructions and demolitions.

Ashok himself encroached around 150 sqft of common area in front of his house, building a private space illegally with grills and furniture, despite repeated requests to vacate. The other allegations on Ashok include illegally parking his vehicle in no-parking zones, causing inconvenience near the lift area and constantly indulging in disruptive behaviour, including provocative notices and messages, he said.

Facts on record

Naresh said that there is no complaint or formal case from any resident regarding black money or coercion. The SEC association has proactively collaborated with the builder to address all issues, he added.
