Ground Report: Jubilee Hills gets 72-car multi-level parking facility at KBR Park, set to open in June
Hyderabad: A new multi-level mechanised parking facility is under construction at KBR Park in Jubilee Hills, aimed at reducing long-standing parking issues in the area.
Approved by the Greater Hyderabad Municipal Corporation (GHMC), the project is being executed under a Public-Private Partnership (PPP) model by Park Layer, a company specialising in automated parking solutions.
The project follows a Design, Build, Finance, Operate and Transfer (DBFOT) model and is expected to be operational by the first week of June 2025.
System designed to bring order and efficiency
The Park Layer is overseeing the design, construction, and future operations of the facility.
Mohan Kumar, managing director of Park Layer, speaking to NewsMeter, explained that the project is more than just a physical structure: āThis is not just a parking structure ā itās a system designed to bring order and efficiency to urban traffic zones where space is limited."
Discussing the rotary system being implemented, Kumar added, āThe rotary mechanism allows us to accommodate more vehicles in a smaller footprint. For areas like Jubilee Hills, this is essential.ā
Smart technology to make parking easier
He also highlighted the role of smart technology in the user experience. āWeāve integrated technologies that remove the guesswork from parking. Real-time slot availability, automated access, and app integration make it smooth for users and reduce road-level congestion.ā
On the broader vision for such systems, Kumar noted, āHyderabad is setting a precedent with projects like this. Weāre already in conversations with GHMC for similar deployments in other high-density zones.ā
How many spaces does the car park provide?
The upcoming parking structure will offer 72 Equivalent Car Spaces (ECS), with 20 per cent of those allocated for two-wheelers. It will utilise a 15-meter-tall rotary system made up of six vertical units, each capable of holding 12 vehicles.
Among its features are real-time parking availability tracking via a mobile app, smart card-based ticketing, online payment options, and Google Maps integration. Approximately 20 per cent of the site will also be designated for coffee kiosks, electric vehicle charging points and mini-marts. The facility will operate daily from 5 am to 11 pm.
Safety procedures
The technical team working on the project has emphasised safety and system efficiency.
Bilal Khan, a structural engineer, explained, āEach rotary unit is designed with triple-layered safety locks, power backup and emergency retrieval systems. Weāve designed it keeping both efficiency and user safety in mind.ā
Khan said, āWeāre using sensors to track every carās position in real time. The system also adjusts for balance load to prevent overstrain on any part of the mechanism.ā
City-wide parking push
This project is one of several under GHMCās plan to implement at least 50 smart mechanised parking systems across Hyderabad.
Mohan Kumar sees this as part of a larger urban solution. āWe see this as part of a long-term infrastructure strategy. These are systems that scale ā they can be deployed in malls, transit hubs, even residential colonies.ā
Other mechanised parking projects in Hyderabad
Similar smart parking projects across the city include:
1. Multi-Level Parking Complex at Nampally Metro Station
15 floors, including 10 for parking
Capacity: 250 four-wheelers and 200 two-wheelers
Fully automated system with commercial outlets
2. Smart Parking Pilot at JNTU Flyover, Kukatpally
Capacity: 200 vehicles
Features solar-powered smart bollards and 24/7 app-based access
3. Smart Parking at Begumpet Metro Station
Includes EV charging stations and smart vacancy indicators
4. Charminar Robo Park at Khilwat
Planned capacity: 440 cars and 250 scooters being developed by IL&FS Engineering
5. Modular Parking Systems by BigParkin
Automated systems capable of parking 16 cars or 72 bikes in the footprint of two
As Hyderabad continues to evolve, projects like the one at KBR Park represent a growing reliance on automation to optimise urban infrastructure.
āOur goal isnāt just parking,ā said Mohan Kumar. āItās about reclaiming public space, reducing road friction and giving city residents a more predictable experience.ā
