Hyderabad: Do not purchase properties from these real-estate companies

Telangana: Telangana government has cautioned the public against buying properties from some real estate companies as their projects are not approved.

"The General Public/prospective purchasers/customers are hereby cautioned not to purchase in the project developed by Square Yard Factory which has been advertising, marketing, and selling units in the name of projects viz., 'Golden Palms Enclave' located at Chevella with an extent of 12 Acres; 'Green Square'; 'Prime Avenue' located at Kistapur with an extent of 10.5 Acres; `Majestic Villas' located at Rakamcharla with an extent of 11.5 Acres and `Star Colony' located at Rakamcharla with an extent of 3.5 Acres under the tagline `invest in acres and benefit in square yards' (with contact Nos. 8074926830, 9848188856, 774226233 & website address www.squareyardfactory.in) without obtaining any requisite approvals from the concerned authorities," the order said

The government said the activity violates section 3(1) & 4(1) of the RERA (Regulation and Development), Act 2016.

"As per section 3(1) of RERA Act, 2016, no promoter shall advertise, market, book, sell or offer for sale, or invite persons to purchase in any manner any plot, apartment or building, as the case may be, in any real estate project or part of it, in any planning area, without registering the real estate project with the Real Estate Regulatory Authority established under this Act," the government said.

The government said the general public, prospective purchasers, and customers are hereby cautioned not to purchase units (plots/flats/villas/shops) in such unregistered projects.

"It is suggested to inquire and check the RERA website before purchasing plots/flats/shops/villas. The details of registered projects with TSRERA Authority are available on Website. (https://rerait.telangana.gov.in/SearchList/Search)," the government said.
