Hyderabad: Realtors Aduri Reddy, Bommidi Rao fined Rs 2.85L for failing to register 'Showri Pearl' project
The realtors duo were also penalised for violating approved building plans

Hyderabad: Telangana Real Estate Regulatory Authority (TGRERA) has imposed a penalty of Rs 2,85,992 on two builders for failing to register the 'Showri Pearl' apartment project under RERA.
The realtors duo were also penalised for violating approved building plans, including the denial of designated parking spaces to flat owners.
Flat owner raises Red Flag
The penalty follows a complaint filed by Manepally Krishnaveni, a resident and flat owner in the Showri Pearl Apartment, located in Keesara mandal.
She stated that she had purchased the flat through a registered sale deed that included provisions for both scooter and car parking. However, the builders, Aduri Prathap Reddy and Bommidi Srinivas Rao, failed to allocate a dedicated car parking space either to her or to other allottees.
Excess floors, unapproved flats
The complaint further alleged that the builders constructed four floors instead of the three approved by the authorities. Additionally, five extra flats were built unauthorisedly, increasing the total number of units from 15 to 20. This deviation from the sanctioned plan resulted in overcrowding and increased strain on common facilities.
Parking allotments exceeded approved limit
As per the approved layout, the builder was permitted to provide nine car parking spaces. However, in a clear violation, the builders allotted 20 parking slots. This led to congestion, restricted access, and parking disputes among residents, the complaint noted.
Safety measures ignored
Apart from the construction and parking violations, the complaint also pointed out that the builders failed to install CCTV cameras as promised, thereby compromising the safety of the residents.
TGRERA issues penalty order
After reviewing the evidence and submissions, TGRERA Chairman N. Satyanarayan passed an order on July 28, directing the builders to remit a penalty of Rs 2,85,992 within 30 days.
The authority also instructed them to restrict the number of demarcated parking slots to 15, in alignment with the sanctioned number of flats.
TGRERA has reiterated that developers failing to comply with regulations will face penal action and corrective orders to safeguard the interests of homebuyers.
