Hyderabad: Telangana Real Estate Regulatory Authority (RERA) has directed the developer of Kavuri Forest Nest, a villa project in Tukkuguda, to immediately resume all promised maintenance services without levying additional charges on residents.

Maintenance must continue as per agreement

In its order, RERA directed developer Kavuri Ravi Kumar to uphold the terms of the Agreement of Sale (AOS), which entitles residents to five years of maintenance at a fixed cost.

The authority warned that no extra charges should be imposed until the formal handover of common areas to homeowners is completed.

Residents complain of service disruption

The directive comes after several villa owners complained that essential services, including road sweeping, garden upkeep, security, and recreational maintenance, were abruptly discontinued from June 2024.

Residents alleged that despite clear maintenance terms in the AOS, the developer stopped services and attempted to impose additional costs.

Marketing as gated community questioned

Homeowners also accused the developer of misleading marketing by promoting the project as a gated community. Municipal authorities later ordered the removal of gates due to a lack of approval, leaving residents concerned about safety and project compliance.

Quality issues within villas

Further complaints highlighted water leakages inside villas and poor electrical work, raising serious safety concerns among residents.

Developer defends move, blames Residents' Body

In response, the developer denied the allegations, stating that all services were being provided as agreed. He claimed that the residents’ association had taken over some responsibilities and that the decision to increase maintenance charges was made during a General Body Meeting due to rising operational costs.

RERA upholds homeowners’ Rights

However, RERA ruled that the developer remains accountable for delivering all agreed-upon services under the original sale agreement until the official handover of common areas is completed.
