Hyderabad: In the evolving landscape of high-end hospitality, one visionary is redefining the very essence of luxury escapism in Telangana.

Srinivas Reddy Chintala, a homegrown powerhouse, visionary entrepreneur, and the son of the late former Malkajgiri MLA, Chintala Kanaka Reddy, has achieved a monumental milestone by bringing the prestigious Hilton franchise to Hyderabad for the very first time.

Sprawling across a breathtaking 20-acre canvas of emerald greens and serene waterways, this architectural marvel doesn’t just offer a stay, it offers a grand experience of Mauritius-style opulence right in the heart of the city.

With an eye for transformative design, Srinivas Reddy has curated a rare space where the raw, earthy soul of local Kakatiya heritage meets the uncompromising gold standard of global five-star luxury.

Team NewsMeter sat down with the man behind the miracle, Srinivas Reddy Chintala, to discuss his journey from ancestral roots to global heights.

Here are excerpts from the interview:

NewsMeter: Could you tell us about your connection with this land and what inspired you to transform it into a luxury resort?

Srinivas Reddy: Located near Genome Valley in Turkapally, 40 km from the city centre, this 20-acre expanse is my ancestral property. My father, the late Chintala Kanaka Reddy, purchased it in 1994 and operated a massive poultry farm here with 1.5 lakh birds.

I took over the business in 2000 after completing my MBA in Australia. After 16 years in the poultry business, I decided to close operations in 2016. However, I didn’t want to sell the land because of its emotional value and the immense effort my father put into acquiring it.

After researching wedding destinations like Goa and Udaipur, I realised Hyderabad lacked a branded luxury resort. Its proximity to Genome Valley, just 2 km away, was also a significant factor that I believed would ensure the project’s success.
NM: How did you bring Hilton to Hyderabad?

Srinivas Reddy: I actually started construction in 2021, following the Covid-19 pandemic, with the plan of running it myself. However, my consultant, Narendra Varma, a hospitality veteran with 30 years of experience, who previously worked with Oberoi, convinced me that a global brand would significantly boost the property’s image and returns.

Hilton was looking to enter the Hyderabad market, and when they saw our site and the quality of our construction, they agreed to a 20-year management contract. The resort has now been operational for four months.

NM: What are the unique features that set this property apart from other resorts in the city?

Srinivas Reddy: We are the first true 5-star resort in this belt. We feature the city’s first temperature-controlled pool, maintained at 28 degrees even in peak winter. We also created an artificial lake filled with lilies and fish that winds between the rooms. Thanks to this design, every single room balcony faces either the pool or the creek, providing a serene water view for every guest.


We wanted to keep the resort rustic and earthy, so we utilised mostly local materials, such as Tandur stone for flooring and Kadapa granite in the rooms to help regulate temperature. While our furniture was crafted in Kerala, our kitchen and laundry equipment were sourced from Europe.

A special highlight is the hand-painted art featured above the headboard of every bed; these paintings draw inspiration from local Telangana flowers, such as the marigold.


NM: Can you walk us through the dining experiences available here?

Srinivas Reddy: We have four distinct restaurants: Nero serves Mediterranean and Continental cuisine, Grid 78 is our bar, named after our longitude and pin code; it focuses on Telangana-style appetisers; Yuzu is our Pan-Asian signature restaurant serving Thai, Chinese and Nikkei cuisine, a Japanese-Peruvian fusion that is a first for Hyderabad.


We also have an all-day dining space with an extensive multi-cuisine menu.



NM: How is the resort configured in terms of rooms and event spaces?


Srinivas Reddy: We have meticulously designed the property to cater to both luxury stays and grand celebrations:

1. Accommodation: We have 115 rooms, which we call ‘keys’, including 12 luxury pool villas and one Presidential Suite.


2. Indoor Venues: For weddings and events, we have two large indoor banquets spanning 6,300 sqft. and 3,100 sqft., respectively.


3. Outdoor Spaces: We offer three lawns, with the largest spanning a full acre, easily accommodating 2,000 guests.



4. Proven Success: In just four months of operation, we have already hosted 13 ‘ High profile weddings,’ including high-profile wedding events for top political leaders and prominent film personalities.

5. Bespoke Event Pricing: For event bookings, guests do not pay separately for the banquet hall; charges are based solely on catering, which varies from Rs 3,500 to Rs 5,500 per plate depending on the chosen menu.

For grand-scale weddings, guests can opt for a full ‘buyout,’ giving them an exclusive use of the entire property. Recently a prominent Politician family wedding events were held here, and throughout this year a handful of weddings and it’s events of high profile celebrities, politicians, musician/singer and a Leading industrialist have booked/buyed out to use the whole property exclusively.

Furthermore, renowned directors like Sukumar have recently visited the resort to write his scripts in this peaceful environment. Other Film celebrities including Megastar Chiranjeevi garu,Daggubati Suresh garu, SS Rajamouli garu and a few other renowned Film artists have visited the resort on different occasions.

NM: We see a lot of local influence in the design. Could you tell us about the architecture?

Srinivas Reddy: Our architect, Tony Joseph from Calicut, and I wanted to pay homage to our roots. We visited the Ramappa Temple in Warangal to draw inspiration from Kakatiya architecture. You will see those stone motifs and ‘Jali’ patterns throughout the resort. We used local materials like Tandur stone for flooring and black Kadapa stone for the rooms to maintain a rustic yet premium feel.


NM: How does the resort handle sustainability and eco-friendly practices?


Srinivas Reddy: We are committed to being plastic-free. We have our own on-site glass bottling plant, and all our food packaging is paper-based. We also have a Sewage Treatment Plant (STP) where 100 per cent of the treated water is recycled to maintain our 20 acres of landscaping. Additionally, we use fresh produce grown in my farmhouse located right behind the property.

NM: What is your vision for the next 5 to 10 years?

Srinivas Reddy: The response has been overwhelming, so my immediate plan is to add another 50 to 60 rooms to cater to larger wedding parties.

I am also planning to develop a business hotel on my land along the main road to serve mid-level executives visiting Genome Valley, while keeping this main property as a premium luxury retreat.

As of now, while operations are handled by Hilton, I oversee the property and budget-related segments.
