Hyderabad: Suresh Kumar (name changed), a software engineer from Tarnaka who planned to realise his dream of owning a house is now facing a tough time as the builder is not registering the plot citing litigation issues.

The predicament of those deceived by builders and well-known real estate firms in Hyderabad under the pre-launch offer scams has been covered by NewsMeter after the Bharat Builders cheated around 350 investors by promising ‘Bharati Lake View’ residential apartments in Kompally, Medchal-Malkajgiri district in May.

Plot registered to the wrong person deliberately

Explaining his plight to the NewsMeter, Suresh Kumar said, “After coming across BVR Infra Developers, I paid a token amount of Rs 6.50 lakhs in their SV Electronics City-III in Maheshwaram to purchase 200 sqyards of land in May. The builder quoted Rs 17,000 per sqyard and the entire plot cost Rs 34 lakhs. On June 1, after I visited the registration office, I came to know that the venture is in litigation and the builder has already registered the plots in someone else’s name.”

Upon knowing the information, Suresh Kumar said that he had contacted the builder B Venkateswarulu and visited the BVR Infra developer’s office in LB Nagar to inquire about the registration status of his plot.

“I came across a few persons in the office who also invested in the venture and are waiting to get their plots registered. Suspecting fraud, I asked the builder to return the Rs 6.50 lakhs paid for the plot or else provide a plot in their other venture in Kadthal. The builder promised to resolve the issue but nothing has been done so far,” he said.

Builder blamed elections and HMDA for the delay

The software engineer further said that the builder on several occasions rejected his call and even blocked his contact on WhatsApp.

When asked the reason for not approaching the police, Suresh Kumar said that the builder said that plot registration was delayed due to litigation issues and the Hyderabad Metropolitan Development Authority (HMDA) delayed the final approval for over 200 plots in his venture.

Victims take to social media to express anger

Suresh Kumar also said that he came to know that a few persons invested in the venture even approached LB Nagar police for justice and no action has been taken so far. Not only Suresh there are a few victims who expressed their dismay at the builder on social media platforms. Here are a few reactions from the victims.

“This company has cheated my friend, and many cases have been filed against it at the LB Nagar Police Station. Additionally, all the 5-star reviews are fake as per my knowledge. This information will help others to avoid falling victim to such companies,” Rathna Kumar said.

“They are cheaters and try to cheat people by looting their hard-earned money. Below is one among many strategies they follow. Upon finalising the plot, they will call and irritate every hour to make the payment. After we pay the token amount and finalise the registration date they will start the drama. Every day they will postpone for some or other reason and will ask for more money. Upon inquiring we will get to know that the chosen plot is already registered to another person. Never trust the owner and his assistant - Venkatesh and Madhu. These kinds of people should be kept behind bars for cheating people,” said Neeraja Koneti.
