Hyderabad: Telangana government has decided to offer 25 percent concession on penalties for unauthorized layouts in the state and incorporate provisions for registrations.
Recently, the municipal administration department issued a GO to amend the Telangana Regularisation of Unapproved and Illegal Layout Rules, 2020.
The GO is effective immediately, except in areas where the model code of conduct is in effect owing to the ongoing MLC elections.
According to the amended guidelines, layouts with at least 10 percent of their plots sold on or before August 26, 2020, would be eligible for registration under the layout regularisation initiative.
The GO further said that any plots that were registered in unauthorized layouts, where at least 10 percent of the plots were sold through registered sale deeds before August 2020, will be permitted for registration.
However, registration will require regularisation and pro-rata open space charges. Property registrations and any reductions in the penalty amount for properties in unauthorized layouts were formerly prohibited by these regulations.
The revised regulations state that unless the plots or layouts are regularized, property registrations in unapproved layouts will not be permitted. Additionally, building permits won't be issued until regularization is completed.
Furthermore, the government announced a new provision that offers a rebate on regularisation and open space charges for applicants who make payments before March 31.
While applying for building permits, applicants will have the option of paying pro-rata open space charges. However, if payments are submitted after the deadline, they will lose their 25 percent discount.
