Buy plots, house sites after verification: HYDRAA issues advisory to prevent fraud

Hyderabad: Hyderabad Disaster Response and Asset Protection Agency (HYDRAA) has advised the public to conduct thorough verification before purchasing plots or house sites.

The agency urged buyers to proceed only after ensuring that all legal and regulatory aspects are clear.

The advisory comes in the wake of several complaints received through the HYDRAA Prajavani grievance programme.

HYDRAA Commissioner A.V. Ranganath reviewed a total of 48 complaints received on Monday and directed officials concerned to examine the issues and take appropriate action.

During the grievance hearing, the commissioner examined cases on the spot using Google Maps and satellite imagery and assigned responsibility to relevant departments for resolving the issues.

Check legality and approvals

HYDRAA urged prospective buyers to verify whether plots fall within the Full Tank Level (FTL) limits of lakes, and whether the layout has received proper government approvals.

Authorities also cautioned buyers to be careful when plots are being sold using house numbers or by numbers, advising them to check documentation thoroughly before making a purchase.

When developers market projects as gated communities, buyers should verify all permissions and ensure that the layout provides at least a 40-foot access road connecting neighbouring colonies.

Land dispute in Patancheru layout

Several plot owners lodged a complaint regarding Anandanagar Colony in Pati village of Patancheru mandal, Sangareddy district, where a layout of about 1,100 plots spread across 92 acres was developed across survey numbers 184 to 187 and others.

Although the layout dates back to 1980 under a gram panchayat approval, the mutation was not completed. Later, heirs of the original landowners and some farmers allegedly created new passbooks and sold the same land to others, leading to disputes involving nearly 32 acres.

Complainants alleged that with the support of local representatives, attempts are being made to encroach on their plots and create another layout for resale. The commissioner assured that the layout and related records would be examined and justice delivered.

Sewage flowing into Bachupally lake

Members of the Harihara Hallmark Cultural Association complained that sewage is flowing into Bachupally lake near Kakatiya Nagar Colony in Quthbullapur mandal, Medchal–Malkajgiri district, resulting in a severe mosquito menace.

They urged authorities to divert the drainage channel and develop the lake so that hundreds of surrounding colonies can get relief from the problem.



Layouts submerged near Ameenpur lake

Representatives of the Secretariat Employees Housing Society Welfare Association complained that their layout near Ameenpur lake in Sangareddy district has been submerged because water from the lake has no proper outlet.

They urged authorities to determine the FTL limits of the lake and prevent further flooding of layouts. If unavoidable, they demanded adequate compensation for affected plot owners, stating that residents who purchased plots decades ago continue to suffer due to the unresolved issue.

Temples coming up in parkland

Residents of GR Reddy Nagar HMDA layout in Kapra mandal, Medchal district, complained that temples are being constructed one after another in a park area meant for public use.

The layout has four designated parks meant for the residents of 197 plots, but one of the parks is gradually being occupied for religious structures. Residents urged HYDRA to ensure the land remains a park as per the approved layout.

Encroachment of park in Shobhana Colony

Residents of Akshaya Enclave in Shobhana Colony, Balanagar, said that the layout, developed in 1983 across 7.12 acres with 69 plots, had two sites reserved for parks.

They alleged that nearly 200 square yards of a 1,700-square-yard park have already been encroached upon, where a shed has been erected, and commercial activities are being carried out. Residents requested HYDRAA to intervene immediately and protect the parkland from further encroachment.
