Hyderabad: TGRERA declares Jayathri Infra defaulter, cancels registration of Jaya Platinum Project

Hyderabad: Telangana Real Estate Regulatory Authority (TG RERA) has revoked the registration of the `Jaya Platinum Project’ at Bowrampet.
The construction was stalled in June 2022 after complting 66% of the project.
The Authority declared the promoter, Jayathri Infrastructures India Pvt. Ltd a defaulter and debarred it from further operations under the provisions of the Real Estate (Regulation and Development) Act, 2016.
Project stalled at 66%; Complaints trigger action
The Jaya Platinum Project (Reg. No. P02200003688), located in Bowrampet, came under regulatory scrutiny after several purchasers approached TG RERA alleging prolonged delay and non-completion of the project. Construction had reportedly halted in June 2022, leaving homebuyers in uncertainty.
Taking cognisance of the complaints, the Authority initiated proceedings under Sections 7 and 8 of the RERA Act, which empower it to revoke project registration and take corrective steps in the interest of allottees.
Independent technical inspection by ESCI
To assess the status and structural progress of the project, TG RERA referred the matter to the Engineering Staff College of India (ESCI) for an independent technical inspection.
Based on the ESCI report and after following due legal process, the Authority concluded that the promoter had failed to fulfil its obligations. Consequently, the registration was revoked, and the promoter was formally debarred.
₹2.36 crore fine; Nationwide intimation
Officials stated that Jayathri Infrastructures India Pvt. Ltd. had committed violations across multiple projects. The company had already been imposed a penalty of ₹2,36,83,156.
All State and Union Territory RERA authorities, along with planning authorities, were informed about the action to ensure that no further project approvals or registrations are granted to the defaulting promoter.
Allottees complete remaining 34%
In a significant development, the Association of Allottees, under the supervision of TG RERA, undertook and completed the remaining 34% of construction. The project has now secured the Occupancy Certificate, bringing long-awaited relief to homebuyers.
The Authority said the action demonstrates its commitment to safeguarding buyers’ interests, ensuring accountability of promoters, and strengthening confidence in the regulatory framework governing the real estate sector.
