Hyderabad: TGRERA fines Suvarnabhoomi, Edifice, 3 other builders Rs 45.5 L for delays, violations

The rulings came in response to a series of complaints from homebuyers over delayed projects, false advertising, and failure to register ventures

Hyderabad: The Telangana Real Estate Regulatory Authority (RERA) has imposed significant penalties on five real estate developers in Hyderabad for violating provisions of the Real Estate (Regulation and Development) Act.

The rulings, issued between July 24 and 25, came in response to a series of complaints from homebuyers over delayed projects, false advertising, and failure to register ventures.

Suvarnabhoomi, Maha Infra penalised for delayed project

B. Suresh Goud and five others filed a complaint against Suvarnabhoomi Infra Developers Pvt Ltd (Banjara Hills) and Maha Infra Developers (Kondapur) for failing to complete the ā€œSuvarna Sampada 2ā€ project.

Despite securing HMDA approval, the developers failed to deliver the project within the promised three-year timeline. Six years later, basic amenities such as streetlights were still absent, and those installed were dismantled by the power utility for being unauthorized.

RERA imposed a joint penalty of Rs 5.9 lakh and directed the developers to complete the remaining infrastructure and development work within 60 days.

Edifice Projects fined Rs 15.2 L for unregistered venture

In a separate case, Doppalapudi Anitha from Bengaluru and other buyers accused Edifice Projects Private Ltd (Jubilee Hills) of failing to register their residential project as mandated by law. RERA responded by imposing a Rs 15.2 lakh penalty and ordered the immediate registration of the project.

Rs 18 L fine for misleading ads, false documentation

The KSR Togetherments Flat Owners’ Co-operative Society filed a complaint against 2getherments Infra Pvt Ltd, alleging that the developer misled buyers by falsely advertising amenities and uploading an incorrect sale agreement on the RERA portal.

Taking a serious view, RERA slapped a penalty of Rs 18 lakh and directed the developer to convene a general body meeting to address and refund/adjust maintenance charges, and transfer ground and first-floor commercial spaces, originally designated as common amenities, to the residents’ association.

Bhuvanteza Infra ordered to refund Rs 47 L with Interest

Archana Dhanasetty of Bansilalpet lodged a complaint against Bhuvanteza Infraprojects Pvt Ltd for failing to start construction on the ā€˜Happy Homes Phase I’ project, despite receiving full payment of Rs 47 lakh.

RERA imposed a Rs 6.4 lakh penalty and ordered the developer to refund the entire amount within 30 days, along with 10.8% annual interest.

Stronger Enforcement by RERA

The recent rulings underscore RERA Telangana’s efforts to protect homebuyers and enforce accountability among builders. By imposing time-bound corrective measures and financial penalties, the authority has sent a strong message to the real estate sector: delays, false claims, and non-compliance will not be tolerated.
